We have visualized that the total project area would be divided into three distinct segments - the first 500 bighas lying along the northern edge of the Dhaka - Kaligonj road Railroad would be termed as the Southern Block or the S - Center; the next 1000 bighas lying to the north west of the Southern Block would be called the Northern Block to be developed into a posh resort area with resort villas and a planned Gated Residential Area; and the 500 bighas of land area on the eastern side of the planned Antara Lake over the natural canal criss crossing the project from the south-east to the north-west would form the Eastern Block with a Country Club having all sorts of recreational and amusement facilities. In between these three blocks we have planned to establish an international standard education institutions, a water purification plant, a power generation plant for the whole of Dhaka North City, a well spread Health Complex, and a host other necessary institutional facilities required to lead a comfortable modern living.

The Southern Block would be developed mainly as the Mecca of all types of large scale recreational facilities in Bangladesh, while the Northern Block would be developed as an integrated apartment township. Concurrently, Eastern Block will mainly be developed as a residential village which would be utilized to a greater financial advantage by designing and constructing bungalow style houses beside our planned lakeside with lots of open spaces around. These sorts of houses would be very attractive to the upwardly mobile segment in our society especially the successful businessmen and professionals.

NPL has designed the Southern Block (the S - Center) to be centered around a Spa to make everyday a rejuvenating experience for its residents and visitors and guests, and definitely meant for those with distinctly refined taste. It will house a 5 Star resort hotel (Hyatt Regency standard), Extended Stay Suites, time-sharing apartments, and the ultra-modern BHKs (Bed room, Hall and Kitchen especially for the NRB), restaurants, gymnasiums, a recreation and a sports centre, Badminton/ Basketball/Tennis & Squash courts, food-courts and other lifestyle facilities.

Also to be known as the Hospitality Village, the S - Center would include lush green landscapes, meditation and contemplation center, children's play area, and ample parking space to accommodate a fleet of cars for every apartment owner. The entire complex would have captive power back up for round the clock. Further one 5 star with more than 200 rooms has been planned. There shall a routine shuttle service by luxury air-conditioned buses; and a Heli-pad to cater for emergencies and joy rides.

The Eastern Block will cater to the daily needs of the people residing in the township and will consist of a hospital, educational institutes and service station, transit terminus and the data storage centre for township management. The amenity segment will have the country club, the water park , horseback riding center, etc.
